Marketing

  • Perform detailed home evaluation to establish a condition report
    Provide recommendations of required repairs and cosmetic improvements to allow high end rates
  • Provide a market analysis gathered from local resources to determine the suggested rate based on listed and recently leased units of like
  • Create marketing ads from the information gathered to list the property through an array of resources such as our website, free rental listing websites, local publications, signs, relocation companies and the MLS
  • Prepare the property for listing by creating the best aesthetic appearance possible both inside and out

Procuring the Tenant

  • Obtain an application to lease from the proposed tenant
  • Perform a background checks and verify rental history
  • Rate applicant based on information gathered and agreed criteria
  • Advise owner of qualified tenant and seek their approval (if desired)
  • Prepare lease agreement
  • Review lease guidelines regarding rental payment terms and property maintenance required on their behalf as well as COA or HOA Compliance
  • Perform detailed move in inspection with tenant and have tenants sign a report verifying the condition of the property prior to move-in

Inspections, Maintenance and Repairs

  • Perform scheduled Property Inspections – Includes our specialized checklist utilized on each visit, photos are taken of any items requiring repairs
  • At owner request, provide proposals for required repairs
  • Provide a network of licensed, bonded and fully insured contractors
  • 24/7 Tenant Emergency Services
  • Monitoring of repairs and approval once job is completed

Accounting, Financial, Late Pay Procedures

  • Maintain Owner / Property File with all records
  • Receiving rent and post accordingly
  • Documentation of expenses, copies of invoices and receipts
  • Provide easy to read monthly cash-flow statements which offer a detailed breakdown of income and itemized expenses
  • Provide year end statement for tax purposes including the required form 1099
  • Effective follow up on late payments
  • Distributing late notices
  • Filing of Eviction in local court, utilize a qualified attorney when necessary
  • If required coordinate with sheriff to remove the tenant and their possessions
    Understand and abide by the Local and Florida Statutes and Administrative Code
